Real estate infrastructure — est. 2015

Real property.
Real transactions.
Verifiable trust.

Real estate is measured in decades and generations. Parcl connects properties, people, transactions and trusted records — building the next generation of real estate infrastructure on a Bitcoin-first foundation.

01 — The vision

The world’s largest asset class runs on scattered evidence.

A parcel has an address. A city has an assessment. A lender has a file. A family has a deed in a drawer.

These systems rarely agree with one another, and none of them were designed to prove what happened forty years later. The cost of that fragmentation is paid by everyone who has to reconstruct a deal from email, paper and memory.

Parcl is an attempt to connect them without pretending the hard parts are easy. Not a listing portal. Not a token. A shared record of property, participants, agreements and the evidence that a transaction actually occurred — designed to stay legible long after the software that created it.

A

Property

A source-backed parcel record: address and ownership references, assessment history, constraints, hazards and opportunity — with provenance attached to every field.

B

People

Permissioned roles for owners, buyers, sellers, advisors, reviewers and institutions. Identity is handled deliberately, and only where a transaction requires it.

C

Agreements

Offers, approvals, due diligence, revisions and signatures held in one auditable thread — instead of a hundred email attachments and a shared drive.

D

Evidence

Tamper-evident commitments anchored to Bitcoin Layer 1, while the confidential documents themselves stay encrypted, access-controlled and off-chain.

02

The platform

One connected process.
From parcel to proof.

Real estate does not move in a straight line. It moves through people, documents, decisions and deadlines — then disappears into filing cabinets. Parcl gives that lifecycle one spine.

See the platform

01

Discover

Identify properties and opportunities, assemble context, and build a source-backed property record.

02

Organize

Bring the right participants into a permissioned workspace, with clear roles and visibility.

03

Agree

Manage offers, approvals, due diligence, document revisions and legally recognized signatures.

04

Close

Record completion evidence, reconcile settlement, and link official registry or title outcomes.

05

Preserve

Export signed evidence bundles and anchor their commitments — without publishing deal terms.

03

Applications

One foundation. Many possibilities.

PHILADELPHIA

Civic property intelligence

Vacancy research, neighborhood context and redevelopment workflows — built on public data, with freshness and provenance shown honestly rather than implied.

PRIVATE MARKETS

Deal operations

On-market and off-market property, offers, due diligence and closing coordination for teams that still run their most important work through email.

Platform

REGULATED PLATFORMS

Jurisdiction-aware ownership

Identity, approvals, custody integrations and restricted-transfer rules configured to local requirements. Emerging Canadian opportunities are shaping this work.

Partnerships

Same core · local law

Jurisdiction adapters supply registry integrations, identity rules and custody arrangements. The platform stays useful without issuing a token or moving money on-chain.

04 — Built on Bitcoin

A 100-year agreement deserves more than a five-year database.

Leases, development rights and property covenants can outlive the companies that drafted them. Markets change. Custodians merge. Software vendors disappear. The evidence behind a long-lived commitment should still be checkable by someone who has never heard of Parcl.

So we keep confidential records private and portable, and anchor only tamper-evident commitments to Bitcoin Layer 1. Additional execution environments serve specific workflows; they never replace the base-layer record.

Our journey

Not new to the idea.
New possibilities for it.

Parcl began in Philadelphia in 2015, demonstrated a blockchain-recorded property transaction in 2016, and spent the following decade building the parts the first version could not yet support.

  1. 2015

    Parcl begins

A question in Philadelphia: what if real estate transactions were more connected, more accessible and easier to verify?

  2. December 2016

    Parcl × Digital Vikings

A buyer–seller transaction recorded on a blockchain, demonstrated in Philadelphia with Kjell Hegstad and covered by Technical.ly.

  3. After 2016

    The work becomes Dealspace

Bryheim Murray and Lloyd Emelle carry the idea into practical dealmaking: sourcing, diligence and closing tools for real property.

  4. 2023 — 2025

    The civic chapter

Under Stephen Arrivello’s leadership, Parcl adapts the open-source Clean & Green Philly project and brings property intelligence into neighborhood redevelopment.

  5. 2026

    Full circle

The technology, the civic mission and a decade of deal experience converge into Bitcoin-first infrastructure for property, agreements and proof.

Partnership

Let’s build what lasts.

We are looking for a small number of real estate teams, community organizations and institutions who want to shape infrastructure they will still be using in ten years.
