Technology / Bitcoin first

Records for today.
Proof for generations.

A 50–100 year real estate commitment needs a foundation that can be checked long after the original software, vendor and organization are gone.

The premise

A 100-year agreement deserves infrastructure built to remain independently verifiable after the software that created it is gone.

That belief determines almost every technical decision that follows. It is why the design favors neutral, widely validated commitments over convenient proprietary databases. It is also why it refuses to put sensitive documents anywhere near a public ledger.

The stack

Layers, not layers of marketing.

Each layer is useful on its own and none of them is magic. Where a claim depends on a separate network, bridge or legal process, we say which one.

Select a layer to read the detail

Bitcoin provides a widely validated, long-lived record of what happened and when. Parcl uses it as a commitment anchor: a hash of a signed manifest is included in a transaction, so a future verifier can check that the manifest existed and has not changed since — without trusting Parcl to remain online.

  • Anchors commitments, not documents
  • No new mainnet opcodes assumed
  • Not a title registry

Script lets a record express conditions: who may act, under which circumstances, after what delay. sCrypt offers a TypeScript-oriented path to writing those contracts. The available features differ across Script environments, and the design stays within what the chosen network actually supports.

  • Capability-limited by target network
  • sCrypt targets multiple Script environments
  • No imaginary mainnet features

OP_CAT Layer is a distinct execution environment for more expressive Bitcoin-oriented applications. It carries its own bridge, validation and security assumptions. It is not equivalent to direct Bitcoin-mainnet execution, and using it does not automatically inherit mainnet security.

  • BIP-347 is a completed specification
  • Not activated on Bitcoin mainnet as of October 2026
  • Separate trust, custody and finality assumptions

Deeds, identity documents, signatures and deal terms stay encrypted and access-controlled off-chain. Only commitments, manifests and minimal proofs are anchored. Selective disclosure lets a participant prove one fact to one counterparty without handing over the whole file.

  • Documents never on-chain
  • Disclosure scoped per participant
  • Retention follows local law

Software will be replaced. Keys will rotate. Formats will age. The design plans for that with documented export formats, encrypted offsite replication, designated successor access, periodic proof renewal and a migration path for post-quantum algorithms.

  • Portable, documented exports
  • Proof renewal and key rotation
  • Verification without the vendor
02

Honest boundaries

What a cryptographic record can and cannot do.

CAN

  • Prove that a specific commitment existed at a specific point in time.
  • Detect later tampering with a document or manifest.
  • Let a third party verify integrity without trusting Parcl to stay online.
  • Give counterparties a shared reference for what was agreed.
  • Support renewal and re-anchoring as cryptography evolves.

CANNOT

  • Transfer legal title to real property, or replace a recording office.
  • Store deeds, identity documents or confidential deal terms.
  • Guarantee permanence merely because a hash was recorded.
  • Prove that the contents of a document are true — only that they have not changed.
  • Substitute for notarization, counsel, title insurance or local law.

Why this matters

Real estate professionals are routinely sold the opposite of this list. Intellectual honesty is not a constraint on the product; it is the product. A record that overstates what it proves is worse than no record at all.

03 — Durability

A century is an archival strategy, not a slogan.

Bitcoin is remarkably durable. Your ability to read a file in 2126 is not automatic. Long-lived records need deliberate custody, format migration and successors who can act when the original team cannot.

Plate 03 — Strata / separate assumptionsConceptual

01

Durable export

Open, documented formats with the manifest, hashes and verification instructions included. No export that only Parcl can read.

02

Encrypted replication

Multiple custodial locations with independent access paths, so one vendor failure is not a record failure.

03

Renewal & rotation

Periodic re-anchoring, key rotation and a planned migration from algorithms that will not survive the century.

04

Successor access

Named institutions or roles that can retrieve and verify records when the original participants no longer can.

04 — Plain language

The glossary we wish everyone used.

If a term here does not help a real estate professional make a decision, it should not be on the site.

Commitment
A cryptographic fingerprint of a document or manifest. Change one character of the file and the fingerprint no longer matches.
Anchor
A record of that fingerprint in a durable public chain, giving it a verifiable timestamp and ordering.
Manifest
A signed list describing the documents, participants and events in a transaction, with a hash for each item.
Selective disclosure
Proving one relevant fact to one counterparty — for example, that a signature exists — without revealing the underlying document.
Bitcoin Script
The native language of conditions attached to bitcoin transactions. Deliberately limited, which is part of why it is durable.
OP_CAT Layer
A separate execution environment exploring more expressive Bitcoin-style applications. Distinct from mainnet, with its own assumptions.
Evidence envelope
The portable package a counterparty, auditor or court can receive and verify independently.

05 — Applied

What this looks like in a deal.

A developer signs a 75-year ground lease. The documents stay with the parties and their counsel. The manifest is signed, encrypted and anchored. In 2061, a successor lender can verify that the lease they were shown is the lease that was executed — without needing Parcl’s servers, or Parcl.

ON-CHAIN

A fingerprint

One hash, one timestamp, one inclusion proof. Small, neutral, durable.

OFF-CHAIN

The actual record

Encrypted documents, identities, terms and correspondence — under access control and local retention law.

No wallet required

Reading public property intelligence, reviewing an agreement or exporting an evidence bundle does not require a wallet, a token or a payment on-chain.

Technical credibility is earned in the details.
